Position Overview:
As a Gensler Architectural Project Manager for hospitality and residential projects, you will leverage your attention to detail and interpersonal skills to deliver exceptional architectural projects on time and on budget. You will deploy resources to ensure that the work process flows smoothly and act as the primary liaison between the team and the client. Responsibilities:
Implement one or more client projects through the leadership of project teams.
Provide leadership to client and team by creating and communicating clear and attainable project objectives, contract scope, terms, and schedule
Manage all phases of design throughout project scope for large complex architectural projects, including project set-up and entitlements, design, and construction administration.
Manage scheduling, budgets, staffing, and project set-up with clients, sub-contractors, vendors, and contractors
Manage project scheduling, budgets, and set-up with clients, sub-contractors, vendors, and consultants
Prepare project proposals and negotiate contracts and fees; bid projects to multiple general contractors
Track and manage the financial performance of projects for success (e.g., work plan, schedule, fees, change orders, billings, and collections)
Manage project lifecycle; estimating, bidding, project kick-off, weekly coordination, punch list, turnover, opening, and project close-out
Prepare project team work-plans and manage a range of project team sizes, comprised of project architects, interior designers, job captains, and consultants
Actively manage, track and be accountable for the financial performance of projects
Prepare project proposals, negotiate contracts and fees, coordinate bidding process
Ensure projects conform to contract
Actively leading teams for the successful delivery of projects
Managing client expectations, team communication, and oversight of consultant coordination.
Contribute to office activities, initiatives, and learning programs.
Establish and maintain ongoing, productive client relationships.
Qualifications:
Bachelor's degree in Architecture, Interior Design, Interior Architecture from an accredited school
7 - 12 years of related experience, including demonstrated success as a project manager on large complex architectural projects (mixed-use, commercial office buildings, multi-family, and/or hospitality)
Experience negotiating project scope, fees, managing project financial performance, and ensuring fiscal responsibility for projects
Knowledge of building codes, standards, and building structures
Basic technical understanding of architectural design, interior, and furniture design
Experience with project management software, such as MS Project, a plus
Working knowledge of AutoCAD and Revit
Registered Architect or Interior Designer preferred
Strong abilities in managing fees, schedules, and staffing
Experience leading, managing, and mentoring multiple project teams
Experience negotiating project scope and fees
Experience with the entire project lifecycle and design process through post-occupancy
Experience with technical and/or design aspects of documenting corporate interiors projects
Proven fiscal accountability and responsibility on corporate interior projects
Knowledge of building codes, standards, and building structures
Flexibility to focus on concurrent projects in various stages of development
A quick learner with an ability to thrive in a fast-paced work environment
Excellent written + verbal communication and management skills to include leadership, organization, and client relationship management skills
Collaborative and team-conscious
Ability to handle difficult situations with tact, grace, and style
Must have the ability to maintain existing client relationships and build new client relationships
